Underground Parking Structure Rehabilitation by Hydrodemolition

Location: Toronto, Ontario
Description: Underground parking structure constructed circa 1969 (approximately 40 years-old at time of the rehabilitation).
Problems & Issues: An engineering survey of the parking garage indicated widespread deterioration throughout the parking structure. A concrete coring program confirmed that the top surface of the roof slab was covered with waterproofing membrane with no protection board. The waterproofing system was found to be in poor condition. Many cracks were noted at the soffit (underside) of the garage roof slab, which exhibited signs of water penetration as confirmed by the development of efflorescence and stains.
Building Solutions: Based on the extent of deterioration observed and the age of the structure, Davroc Engineers recommended a comprehensive rehabilitation scenario that centered on removing all existing overlying materials at the top surface to expose the underlying structural roof slab. Concrete repairs to the structure were performed to restore the underground structure to a sound state. At the culmination of the structural repairs, a new waterproofing system was installed and reconstruction of overlying landscape features commenced. Upgrades to the electrical / mechanical systems in the parking garage including the sprinkler system, interior lighting system and ventilation system were also commissioned at this opportunistic time.

Due to the extensive areas of deterioration, the decision was made to perform concrete repairs using hydrodemolition (hydro-blasting) technology. Utilizing high-pressure water jets the entire top surface of the concrete roof slab was removed. The hydrodemolition process created an excellent bonding surface for the installation of repair concrete. In addition, the hydro-demolition process minimized construction noise and vibration during the work.

Davroc Engineers commissioned a multi-disciplinary rehabilitation strategy including structural, electrical, mechanical and life safety considerations. Davroc provided engineering services related to specifications, structural design, tendering, construction review and contract administration.  During the course of the project, Davroc carefully tracked and reviewed repair quantities and reported regularly to the Owners keeping them apprised of any changes to schedule and budget.  The result was a comprehensive rehabilitation program with smooth project delivery and execution.
