Building Envelope Assessment

Description: High-Rise Condominium
Problems & Issues: Various concerns including reports of moisture ingress, air drafts, condensation at exterior glazing assemblies and complaints of odour transference between Suites prompted a comprehensive review of the exterior walls, glazing assemblies and central ventilation systems at the high-rise condominium.
Building Solutions: The investigation consisted of a series of visual inspections at the building exterior and interior that were performed over a period ranging from September 2010 to March 2011.  The exterior masonry investigation was complemented by a detailed review at the south elevation by means of suspended access.  Additional investigations in the form of a thermal infrared survey, window performance testing, blower door testing and an air-balancing performance review were performed to supplement the investigation.

The field investigation revealed a number of concern areas related to safety, performance, operation and aesthetics.  A comprehensive remedial program addressing air leakage, masonry repairs, glazing performance and mechanical system optimization was developed and presented to Building Management and the Condominium Board of Directors.
